The Shoppes at Cinco Ranch I, within the Cinco Ranch master-planned community of Katy, is a recently-constructed, well-located, and highly visible shopping center with a large and affluent customer base. Lowe's Home Improvement gets about 28.7k monthly visitors, Walgreens gets 14.3k, and Starbucks around 8.4k. The majority of customers come from within the 5mi area; however, the site still pulls a great deal of traffic from the neighborhoods to the South and also to the West out to Fulshear, both areas are well within a 10min drive time.
